Thinking about moving to Annapolis, Maryland? Annapolis offers something that’s difficult to replicate: waterfront living, historic charm, access to the Chesapeake Bay, proximity to Washington, D.C. and Baltimore, and neighborhoods that can feel completely different even when they’re only a few miles apart.

The quick answer? Annapolis can be an incredible place to live, but where you buy matters. Your budget, commute, desired access to the water, neighborhood atmosphere, and the type of home you want can dramatically change where you should focus your search.

What does it cost to buy a home in Annapolis in 2026?

Annapolis is not one single real estate market.

You can find condos, townhomes, historic properties, established suburban communities, newer construction, and multimillion-dollar waterfront homes within the greater Annapolis area.

As of June 2026, Zillow reports the typical Annapolis home value at approximately $633,000, up about 2% from the previous year. But an Annapolis-wide number only tells part of the story.

Your money can buy something very different depending on the neighborhood, property type, condition, water access, and exact location.

The important thing isn’t simply asking, “Can I afford Annapolis?”

A better question is: “What does my budget buy in the different parts of the Annapolis area?”

What are some of the best areas to live around Annapolis?

This is one of the most common questions we hear, and there isn’t one neighborhood that’s “best” for everyone.

The better question is what type of lifestyle you want.

Downtown Annapolis

If being able to walk to restaurants, shops, the waterfront and the energy of downtown is important, Downtown Annapolis deserves consideration.

The tradeoff can be parking, smaller lots, historic properties and higher prices for certain locations.

Eastport

Cross Spa Creek from downtown and you’ll find Eastport, an area known for its maritime personality, restaurants, boating culture and proximity to downtown.

It’s one of those places where being near the water becomes part of everyday life.

Admiral Heights

Admiral Heights is one of my favorite examples of why buyers shouldn’t judge Annapolis solely by a map.

You’re close to Navy-Marine Corps Memorial Stadium, downtown Annapolis and major roads, but you’re in an established residential neighborhood.

Arnold

Don’t overlook Arnold just because the mailing address doesn’t say Annapolis.

Arnold sits immediately north of Annapolis on the Broadneck Peninsula and can be an excellent option for buyers who want access to Annapolis while preferring a more suburban residential setting.

Cape St. Claire

Cape St. Claire offers a very different version of the Annapolis-area lifestyle. Community beaches, marinas, piers and parks help create the Chesapeake Bay atmosphere that brings many buyers to this part of Maryland in the first place.

And you’re still only a relatively short drive from Downtown Annapolis.

Edgewater

Head south of Annapolis and you’ll find Edgewater, where buyers can find established neighborhoods, waterfront communities and additional housing options while remaining close to Annapolis.

Is Annapolis actually a waterfront town?

Absolutely, but there’s an important distinction for homebuyers.

You don’t necessarily need to own waterfront property to enjoy living near the Chesapeake Bay.

Some Annapolis-area communities provide access to amenities such as:

  • Community beaches
  • Marinas
  • Boat ramps
  • Piers
  • Kayak and paddleboard access
  • Waterfront parks

That’s why we recommend looking beyond whether a listing itself says “waterfront.”

Sometimes the lifestyle a buyer wants can be found in a community with water privileges without paying the premium associated with owning directly on the water.

Always verify the specific rights, fees, availability and rules associated with community amenities before purchasing.

Can you live near Annapolis without living in Annapolis?

Yes, and this is one of the biggest things relocation buyers should understand.

Someone who tells us they want to “move to Annapolis” may ultimately purchase in Arnold, Cape St. Claire, Edgewater, Severna Park or another nearby Anne Arundel County community.

That’s not necessarily compromising.

Sometimes it’s actually how we find the lifestyle, house and price point the buyer was picturing when they originally said “Annapolis.”

What’s the commute like from Annapolis?

Annapolis sits in an interesting location between two major employment centers: Washington, D.C. and Baltimore.

Major routes in the area include:

  • Route 50
  • I-97
  • Route 2
  • Route 450
  • The Chesapeake Bay Bridge

However, looking at mileage alone can be misleading.

Traffic patterns, rush hour and Bay Bridge traffic can significantly affect drive times. If commuting is important to your move, test the drive during the hours you’ll actually be traveling before choosing a neighborhood.

A house that looks perfect on a map may feel very different after experiencing the commute on a weekday afternoon.

What should buyers know about the Chesapeake Bay Bridge?

If you’re new to the area, this is worth understanding before you buy.

Route 50 connects the Annapolis area with Maryland’s Eastern Shore through the Chesapeake Bay Bridge. That gives Annapolis residents fantastic access to destinations across the Bay.

It also means seasonal and weekend traffic can affect Route 50.

Where you live relative to Route 50 and your normal travel patterns can therefore matter more than an online map initially suggests.

Is Downtown Annapolis walkable?

Downtown Annapolis is one of the most walkable parts of the area.

Restaurants, shops, historic buildings, City Dock and the waterfront are concentrated within a relatively compact area.

But don’t assume every property with an “Annapolis” address provides that same experience.

That’s another reason hyper-local knowledge matters here. Two houses can both say Annapolis on the listing while offering completely different lifestyles.

What should I look for when buying an older home in Annapolis?

Annapolis has housing from many different eras, which is part of its charm.

But buyers should pay attention to more than cosmetic renovations.

Depending on the age and location of the property, your inspection and due diligence may need to consider things such as:

  1. Roof and exterior condition
  2. Electrical and plumbing systems
  3. Foundation and drainage
  4. Moisture or water intrusion
  5. Sewer or septic systems
  6. Flood-zone considerations
  7. Previous additions or renovations
  8. HOA or community association requirements

A beautiful kitchen shouldn’t distract you from understanding the house itself.

Is the Annapolis housing market competitive in 2026?

It depends heavily on the property.

Current data illustrates why buyers shouldn’t rely on one headline. Zillow reported a typical Annapolis home value of roughly $633,000 as of June 2026, while homes were going pending in around 10 days on its measure.

At the same time, some properties sit longer while desirable, correctly priced homes can still attract significant attention.

In other words, we’re not operating in a market where every house automatically receives multiple offers.

The best homes can still move quickly.

That makes preparation important. Buyers should understand their financing, comfortable monthly payment, preferred locations and offer strategy before the right house appears.

Should I move to Annapolis, Maryland?

If you’re looking for a place where history, boating, neighborhoods and the Chesapeake Bay are woven into everyday life, Annapolis deserves a serious look.

But don’t start your search by scrolling through hundreds of listings.

Start by answering:

  • What monthly payment are you comfortable with?
  • How important is walkability?
  • Do you want access to the water?
  • How much yard or outdoor space do you want?
  • Where will you commute?
  • Do you prefer an older home or something newer?
  • How close do you actually need to be to Downtown Annapolis?

Those answers can quickly narrow down which communities make the most sense.
